<p>There Are Experts Everywhere</p>
<p>I gave weekly talks related to Real Estate Investing topics. I call these RISE Talks to coincide with my other RISE products: RISE Boot Camp (my 3 day Real Estate Investor Transformational Weekend) and RISE Advisor which is this Blog. I usually talk about topics that I have a lot of experience in and that I am generally good at, or at least better than most people. I have given 3 RISE Talks on Lease Options and tonight was a topic on Nothing Down Creative Financing.</p>
<p>The interesting thing is that I learned something new from my students almost every night. One night I learned of a unique way to create motivation in a seller by getting them to participate in the profits of a Lease Option deal (thanks Greg). Another night, I learned another exit strategy for my Sandwich Lease Options. Rather than do a double closing, why don’t I just assign the contract I have with the seller to the buyer and they end up buying directly from the seller. This helps avoid some land tax problems that you may have with doing 2 closings on the same day.</p>
<p>Tonight I learned from a Mortgage Broker who was in the audience about an interesting product that is available to everyone. You can declare a second home as owner occupied (vacation home, relative, etc.). This reduces the amount of mortgage insurance you need. In conjunction with this 2nd home program, there is 100% financing for that property.</p>

One of the best ways to get educated is by attending seminars. Maybe you will meet someone who has a deal for you?</p>
<p>There are many different types of people who attend Real Estate Investing seminars. Some of the people are new to Real Estate Investing and are looking for as much information as they can get. Some are experienced Real Estate Investors looking for some new ideas or new opportunities. There are people with money looking to invest in Real Estate. There are Mortgage Brokers, Realtors, Property Inspectors, Tradespeople, etc.</p>
<p>All these people are attending these seminars because they want to learn but they are also looking for opportunities. Some people will actually come with a deal that they are offering to other people. Maybe someone has money and they are looking to partner with someone who has a good project.</p>
<p>If you are just starting out in Real Estate Investing, you want to talk to as many people as you can at these events. You are looking for someone who you can help. They have a project and they need money. Or maybe they have money and you have an investment opportunity. Maybe they are looking for someone to help bring them projects. You could start out by bird dogging for someone for a small referral fee in exchange for some mentoring time from this person.</p>
<p>You also want to look for people who you want to build long-term relations with. Maybe it&#8217;s a Layer, an Accountant or a Contractor. Maybe you will meet your future Business Partner, or someone you can do some Joint Ventures with?</p>
<p>Real Estate Investing Seminars are good places to learn, but you may also be able to find a deal or opportunity there as well. Try to attend often and make sure you network as much as possible.</p>

<div>You can never know everything.The more you learn about Real Estate Investing the more opportunities you will have. It constantly amazes me how much there is still to learn and that I can continue to learn. I am always looking at what I need to improve in my business. Currently I am focusing on learning better ways to market and promote my business. I am looking at how I can use Social networking better and how I can get more of my marketing online. I have always found Marketing a challenge for me because it&#8217;s not something that, if you do more of you are guaranteed better returns. In fact, sometime it hurts you to do too much marketing.So how do I still learn?</div>
<div>
<ol>
<li><strong>Books</strong> &#8211; I continue to ready about 1 &#8211; 2 books on various related subjects. At last count, I had read over 500 books and still reading.</li>
<li><strong>Blogs</strong> &#8211; I like reading blogs. Not necessarily blogs on Real Estate Investing, but Blogs on Marketing, Social networking and Blogging. I am looking for ways to use the Internet to market my deals.</li>
<li><strong>Seminars</strong> &#8211; I still try to attend 1 or 2 conferences or seminars a year. I will pick up a couple of good tips from the speakers but I usually make more contacts through my networking. Even if I only learn one more thing at these seminars, it&#8217;s one more thing that I can now use and apply to my next deals.</li>
<li><strong>CDs</strong> &#8211; If you ever get into my car, you will have to move my binder of CDs from the passenger&#8217;s seat. I am always listening to some CD on some subject. Zig Ziglar refers this as his &#8220;Automobile University&#8221;.</li>
<li><strong>Teaching</strong> &#8211; This is probably the best way I am now learning. I am presented with situations that I might not have ever been exposed to myself. Sometime my students teach me a thing or two.</li>
</ol>
<p>The more you know, the more ideas you will have that you can apply to your actions.</p>
