Should You Sell Your Property Yourself?

When selling a property you have an option of listing it yourself or hiring a Realtor to sell it for you. What should you do?

Unless you have someone in your office to do it for you, or a good network of investors, I wouldn’t recommend selling it yourself. Find a good Realtor. A good Realtor will be able to help you price it right and will be able to prepare and market your property much more effectively. Depending on the market, they may be able to price it so that you can get the money you want and they can get their commission on top of that.

I have tried to sell a property myself before. I thought I would save a few thousand dollars. But after a month of Sundays sitting at home for Open Houses, I turned it over to my Realtor. I see why a large number of “for sale by owner” listings never sell. I also figured out that it wasn’t worth it. I could make more money working on my business putting deals together and looking for more opportunities. I’m not really sure why people would buy a private listed home. There is no real advantage to the buyer? The seller is trying to sell it themselves to save them money, not the buyer.

In the long run, you probably aren’t really saving any money if you sell your property yourself. How much is your time worth? Did you pay for stagings? What about marketing and advertising? How many opportunities are you losing? Have you priced it right? Are you getting enough exposure? Did you have to drop the price because it was on the market too longÉ

My opinion is, let the experts do their job and hire a Realtor.
