When starting out in Real Estate Investing, you should always have a plan. Having a Business Plan is the third step of my book, 7 Steps To Real Estate Riches. People ask me why they need a plan and who is it for. A Business Plan is for you and your team. It helps you think through the whole process. It really prepares you.
The main reason you write a Business Plan is so that you and your team can think through the whole process. Why are you getting into Real Estate Investing? What is going to be your Real Estate Investment strategy? Who will be on you Power Team? How are you going to finance your strategy, if required?
A Business Plan will help you decide what you want to focus on. Your plan will also provide a clear direction for your Power Team to follow. For example, if you decide your Real Estate Investing Strategy is Lease Options, you will run very differently ads than if your strategy was Buy, Rent and Hold. Your financing strategy will also be much different.
Your Business Plan can also be used to show investors or financial institutions. This will show a structured approach to what you are doing and show them you have put a lot of thought into your business. Personally, I am always well received when I present my Business Plan. It usually answers all of the questions.
